What landlords ask us before signing a guaranteed rent lease.
How does your guaranteed rent service work?
We lease your property for a fixed term of 1 to 5 years and pay you an agreed rent every month for that term. You tell us about the property, we inspect it and make an offer within 24 hours, and once the lease starts you're paid monthly regardless of whether the property is let or the tenant pays.
What does guaranteed rent cost me?
There's no commission and no management fee. We agree a fixed monthly figure below open-market rent, and that difference is how we make our money — in exchange you carry no void periods, no arrears risk, no maintenance bills and no letting fees. For most landlords the net position is comparable to traditional letting, with none of the volatility.
Who handles repairs and tenant issues?
We do, entirely. Our 24-hour maintenance team deals with repairs, and tenants contact us rather than you. We also take a full photographic inventory at the start of the lease so the property's condition is documented from day one.
What kind of properties do you accept?
Any property of any size, whether it's currently tenanted, vacant or owner-occupied. We take on flats, houses and HMOs, and we'll consider properties that need work before they're lettable.
Who stays responsible for legal compliance?
We handle the day-to-day compliance — gas and electrical safety certification, EPCs, deposit protection, right-to-rent checks and licensing where it applies. You remain the owner, so freeholder obligations and the building's structural condition stay with you.
What happens at the end of the lease?
The property is returned to you in the condition recorded in the inventory, allowing for fair wear and tear. Most of our landlords renew — 93% do — but there's no obligation to, and we'll agree the handover date with you in advance.
